Very outside.

http://www.mlsfinder.com/moks_hl/crownrealty/index.cfm?action=email_listing_detail&property_id=1646544

We listed the land with a Realtor yesterday.  I'd called the guy who we thought was interested in the land several times and he never called back.  :(

Funny conversation with the Realtor- on the phone he belted out "Are you selling J.O.'s old place?"  (J.O. was Ursus' grandfather's uncle)

Um.  No... we're selling Hiram Jasper's old place, where he built the Sister Cabin. (or the Morrow Cabin, depending on who you talk to)

"Ohhh the Sister Cabin.  Yeah, when I was 13 or 14 years old I was delivering wheat to that cabin and the truck wouldn't stop.  Ran smack into it.  You say it's not part of the sale?"

No, we're either going to move it or take it down and move the lumber.

"Where you gonna take it?"

Up the hill, to Marla's chunk.

"Ohhhh Wyonna and Denny's place.  Yep.  Known them all my life.  Used to go upstairs and get haircuts from Denny.  You give my regards to Wyonna when you see her."  (Wyonna is Aunt Sue, Ursus' great-aunt)

:)  I love having that sort of conversation.

Anyway- the lot is listed, the photos are ones I took, which I think show it off nicely.  Wish us luck!

I see hills in the background. I didn't think Kansas had any of those.

Well kept secret.  ;)  Eastern Kansas is quite similar to central PA in topography.

We got an offer and accepted it!

:gamp:

Turns out the guy who wanted the land in the first place has kids who dinked with the answering machine, and he didn't get the message that I'd called.

He offered us $1300 an acre, which is less than we asked, but more than we were expecting.  Yay!

ooo- the "offer" we got was verbal, they haven't put in paperwork yet, and someone else is also interested.

Yikes.  I hope the people I already said yes to get a move on, I'd feel bad if they lost out.

Well, we ARE having a chili cookoff at work tomorrow...  I'm not entering this year, I totally forgot about it until today.  Now I'm too tired to fuss with chili.

Just heard from my Realtor here in town. Evidently some MOOK has been LOOKIN at my HOUSE. There's an "interested party" in regards to the house I want to buy. Looks like I may be doing some late-night leg breaking. But first I'll fill out the Letter of Intent and see if that keeps the wolves at bay.

Ok.  Plan B.  Said mook is putting in a letter of intent on MY house today too.  I have a better offer vis a vis earnest money (I said I'd put down $5000) but evidently he's offering cash.

SO I'm now looking at other places.

This is insane.  I used to live NEXT DOOR to that house.  It has been vacant the entire time I've lived in Kansas.  TWO WEEKS before I lock it up someone decides to buy it?  Fuckers.

You can appeal to the seller (pictures, letter).  There is nothing that says they have to sell to mook.

dazie

Well, we're both at the same stage now, the seller is the Mormon Church.  I don't know if I could sway them, seeing as Bo's gg-grandfather on his mom's side actually set up an anti-Mormon newspaper in Provo.

So we went and looked at a different house today.  It's purple.  :)

http://www.realtor.com/realestateandhomes-detail/1600-New-Hampshire_Lawrence_KS_66044_1113216026

Good established neighborhood, walking distance from the grocery store (about a block and a half), 8 blocks from my work.  The house is 105 years old, and needs some love, but the seller is "motivated" and would probably take less if we offered.

Our realtor likes it, there is one worry spot which we could figure out with an inspection, but it's overall pretty sound.  Ugly on the inside- the person who lived there last had some serious decorating issues- both downstairs bedrooms are kind of a dark raspberry and purple.  Looks like what the inside of a hoo ha looks like I'd imagine.  But paint's cheap.

So all is not lost.  If we don't get our first choice there are other places that are equivalent in one way or another.

Overall...yes, it's a good thing but I have had some pretty emotionally lonely nights lately and it is quite overwhelming.

my rent and utilities are paid...but I never have any money left over...I always wonder how I'm going to put gas in my truck and food in my fridge...on the bright side, at least if I can't buy food I WILL lose the weight to help me reach my goal and I suppose I could carpool to work with a coworker if I need be....and I don't like having to ask anyone for help (as if they could help) but PRIDE is a mofo.

so yeah, it is very overwhelming...and I'm not handling it very well.

You've been doing it for 2 years sapph. In my opinion you're doing a-ok. Keep the chin up, because you're doing it!

So remember the panic about getting paperwork in on time blah blah blah?

Well, according to the seller's agent:  "The Seller is concerned about the current valuation of the property.  We have no specific direction from the Seller at this point as they are working on internal review issues." And: "Although we do not really know, it may be a few weeks, not a few days." to clear up the "administrative error in the office of the seller that has disrupted the the timeline."

So, I'm guessing they're also wondering why they've listed it for the price they did, it's pretty cheap.  Talked to my realtor, she said the listing agent was letting the appraiser in today.  Cross your fingers.

*rolls eyes*  I knew things were going too smoothly.

So... we all go out of town, stressed to the nines, thousands of miles away from all our paperwork etc.

guess what- the Mormons accepted our offer and sent a contract.   :)

I have to call my mortgage people to figure out what we can get done with me here and them there and Bo all the way that way, but it looks like we got our house!

Last two houses I bought, Renae and I were in different states.

Just make sure the paperwork states that a signature by fax is acceptable.  I generally is.

When we sold our house in DE, we gave our selling agent a very limited (specific to this sale at exactly this price) power of atorney so that even if we missed signing a piece of paperwork, she could have signed on our behalf.
